"YARRAMBAT"
A New Property to take SADS into the Future!

In late 2009 we
purchased a wonderful 33-acre property
at Yarrambat that came with a permit for
210 dogs and 50 cats. In order to make
the property operational as an animal
shelter, we were required to erect an
acoustic fence and modify the existing
boarding kennels and cattery to comply
with our shelter code. The acoustic fence
was completed in February 2010 and we're
now in the planning stage of the modification
works. Once we complete the alterations
we will operate Yarrambat in conjunction
with our current home in Glen Iris to
dramatically expand our work.

November 2011 — Planning Permit Progress
The planning permit application seeking
planning permission for upgrade works
at our Yarrambat property was lodged
with Nillumbik Shire Council in September.
The application also extended to permission
for use of the two dwellings on the
site for 'Group Accommodation' to
allow volunteers and staff to stay
overnight at the premises.
The building works proposed involve
the refurbishment of the existing
kennel compound and cattery and the
addition of several new kennel wings.
The improved boarding facilities planned
are designed to provide each boarded
animal with individual, comfortable
accommodation and generous-sized runs.
High hygiene levels would be reinforced
with a new drainage system, and the
reorganisation of service rooms would
assist staff and volunteers in their
work. Both animals and staff would
benefit from improved living and working
conditions at the property.
The works proposed also take into
account our Yarrambat neighbours.
Both existing and new building works
would incorporate acoustic measures
for the reduction of noise from barking
dogs, and all new kennel accommodation
proposed would be confined within
the area defined by the existing acoustic
wall. The new kennel compounds would
not be visible to neighbours and should
constitute an improvement in respect
of dog noise.
The property at Yarrambat has 'existing
use rights' for the boarding of 210
dogs and 50 cats. The works proposed
do not alter these rights unless there
is deemed to be a negative impact
on amenity. All efforts have been
made to ensure that the works proposed
would constitute an improvement to
the amenity of residents living in
the area.
No substantive issues regarding the
proposed works have been raised by
Council's planning officers so far,
an indicator that few issues have
been identified.
The application went out for public
consultation in November. Despite
efforts to keep an open channel of
communication with neighbours, the
application has attracted objections
from nearby residents. It is our aim
to address matters that can be addressed
for our neighbours and to allay concerns
where possible.
The application
will go to Council in early 2012,
where all parties will be invited
to address Council and a decision
will be made.

Volunteering
We're
always grateful for volunteers to help with
the grounds and garden at Yarrambat. It's
a 33-acre property in lovely surroundings
with great views! We'd love to get together
a group with a team leader to organise things.

Note about public
transport: There's
good public transport to our Yarrambat property
via both bus and train. A public bus from
Kew runs straight past our front door. In
addition, the Hurstbridge train station
(Hurstbridge line) is only 5 minutes away
by car so we can easily do pickups from
there.
